Qualifications:
Graduate of BS AccountancyMinimum of 2 years’ experience in the real estate industry, with exposure to inventory management
Key Responsibilities:
Manage project cost accruals and perform cost analysisSet up project definitions, WBS, and cost breakdowns in SAPProcess contractor billings and ensure proper deductions are appliedPrepare and validate purchase requisitions; check material availability in the warehouseSubmit monthly costing analyses and variance reports to managementMonitor OSM, material purchases, and contractor payments to ensure compliance with approved budgetsConduct random site inspections to validate billed milestones against actual accomplishmentsFacilitate inventory counts and investigate variancesMaintain strong inventory controls to minimize lossesAdjust material consumption clearing accounts monthlyEnsure proper closing of project-related costs upon completion

Must be a graduate of Civil Engineering with valid licenseMasters in Structural Engineering is an advantageWith at least 5 year of experience in Real Estate or its equivalent
Principal functions and responsibilities:
Prepares structural design computation and analysis.Responsible for the signing and sealing of all structural plans as requirement for building permit and other regulatory applications as may be required by law being the authorized and licensed Structural Engineer of the company.Verify and validate all structural design and computation plans prepared by external Structural Engineers, if anyConducts regular site inspection of all on-going projects and verifies as to conformity with the approved structural planPrepares As-Built Structural plansPrepares In-Progress, Accomplished and Exception weekly accomplishment reports to review of immediate superiorWilling to render overtime services as needed from time to timePerform other duties that may be assigned from time to time

Responsibilities
Reviews and estimates Structural, Architectural, Plumbing, and Electrical plans.Coordinates with Architects and Engineers regarding details, variations, inconsistencies, and other queries regarding the project to obtain Bill of Quantities.Coordinates with Accounting Department the actual unit price of Owner Supply Materials and reflect the acquired price in the breakdown of OSM to obtain budget per housing unit.Coordinates with Purchasing Department the current material price for BOQ pricing purposes.Performs independent canvassing of material prices for validating of prices vs. Purchasing & Accounting.Prepares cost estimate for variation of clients.Prepares schematic cost estimates for new projects/repairs/special projects.Prepares BOQ progress meter, List of owner supplied materials and scope of works to Engineering.Prepares Matrix of Works and evaluate scope of works of submitted bid contracts from Engineering.Tabulates bid proposal of contractors and compare with in-house estimates for evaluation purposes.Prepares Bill of Materials for Occupancy Permit.Conducts validation/evaluation of construction progress for billing purposes.Performs other duties that may be assigned from time to time.
Qualifications:
Must be a graduate of Architecture, Civil Engineering and similar coursesWith at least 3 years of experience in Real Estate or its equivalent industry
